NOTICE OF PUBLIC HEARING
COMMITTEE OF ADJUSTMENT
APPLICATION FOR CONSENT

Synopsis of Proposal: To permit two sequential boundary adjustments involving two agricultural parcels and one oversized residential parcel, resulting in one enlarged agricultural parcel and two residential parcels.

This meeting will be live streamed by the municipality through our iCompass portal.
A copy of this Notice has been circulated to all assessed property owners within 60 metres of the subject property, as per the current Assessment Roll. An attached Location Map identifies the general location, and Site Plan shows the proposed Boundary Adjustment.
You are entitled to attend the hearing in person to express your views. You may also be represented by an agent or legal counsel. If you are aware of someone who may be interested in or affected by this application and who has not received a copy of this Notice, please inform them of the hearing.
Additional information regarding the application is available for review at the Municipal Office during regular business hours.
Appeal Rights
The applicant, a specified person (as defined by the Planning Act), a public body (as defined by the Planning Act), and a registered owner of land to which the by-law would apply, each have the ability to appeal a decision of the Committee of Adjustment of the Township of Adjala-Tosorontio on a Consent Application to the Ontario Land Tribunal (OLT).
If a person or public body would otherwise have an ability to appeal the decision of the Council of the Township of Adjala-Tosorontio to the OLT but the person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Adjala-Tosorontio before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the OLT unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

EXPLANATION OF THE PURPOSE AND EFFECT OF THE PROPOSED BOUNDARY ADJUSTMENT B/01/23 & B/02/23
Applications have been submitted under file numbers B/01/23 and B/02/23 for Consent to Zoning By-law 03-57 to reconfigure three existing lots located on Part of Lot 21, Concession 4, Geographic Township of Adjala, Township of Adjala-Tosorontio (8386 & 8292 20th Sideroad). The proposal involves merging two large farm parcels and adjusting lot boundaries to create a 0.85-hectare residential parcel at the southeast corner of 20th Sideroad and Concession Road 5. A second boundary adjustment would relocate an existing 2-hectare residential lot and reduce its size to approximately 0.84 hectares. The resulting large agricultural parcel will be sterilized to prohibit future residential development.
