OFFICIAL PLAN AMENDMENT NO. 27

NOTICE OF DECISION 

A decision was made by the County of Simcoe, Director of Planning/Chief Planner under the delegated authority granted by County By-law No. 6984 on the date noted above, to approve Amendment No. 27 to the Official Plan for the Township of Adjala-Tosorontio, as adopted by as adopted by Township of Adjala- Tosorontio By-law 2024-068, and modified as per Schedule 4 to Report PLN 2025-009.

PURPOSE: The purpose of the Official Plan Amendment is to amend Schedule E-8 "Oak Ridges Moraine – Site Specific Land Use Designations" of the Township of Adjala-Tosorontio Official Plan to identify that the subject lands are subject to site specific policies of “OPA 27”. The OPA also aims to amend, Section 4.12.1.4, by adding a new site-specific policy "viii)" to the Official Plan of the Township of Adjala-Tosorontio, which states; "Official Plan Amendment No. 27 (OPA 27) allows for the commercial use of the property to include restaurant, retail, office (including medical) and daycare on the eastern portion of the site.

PURPOSE OF APPLICATION:  The purpose of this amendment is to revise Schedule E-8 - Oak Ridges Moraine - Site-Specific Land Use Designations of the Township of Adjala-Tosorontio Official Plan by adding 'OPA 27' to the subject lands and clarifying the commercial use permissions to include restaurant, retail, daycare, and office uses, including medical office uses

DECISION: County Planning Staff recommend that OPA 27 to the Township of Adjala-Tosorontio Official Plan, as adopted by Township of Adjala-Tosorontio By-law No. 2024-068 and attached as Schedule 2, be approved, given the reasons outlined in this report which include:

REASONS FOR DECISION

•  Consistency with the Provincial Planning Statement, 2024;
•  Conformity with the County of Simcoe Official Plan, 2016;
•  Conformity with the Oak Ridges Moraine Conservation Plan (ORMCP), 2017; and,
•  Conformity with the Township of Adjala-Tosorontio Official Plan
